Residential Property

Buying and selling a property can be a stressful business. With over twenty years of experience as specialist property lawyers we know how to cut the stress, keep to budget and guide you safely from the moment we take instructions right the way through to completion.

Once you tell us the facts we'll line things up and make sure you know what's involved, including the total sum of money you'll need. We'll add stamp duty, land registration fees, search fees, and our own costs and expenses (including VAT). So you'll know exactly what's needed from the start and can be sure of your timing and your budget.

We'll also tell you what you need to know about the place you're buying. For example, if there's a restrictive covenant meaning you can't use it for a purpose you were planning it for, whether you'll need planning for permission for that extension, or if the local authority has plans that will transform the neighbourhood shortly after you've moved in.

We won't tell you what you don't need to know. For example, that it took ten chasing phone calls to get the other side's solicitors to answer preliminary inquiries, or that the local search threw up something that no longer has any practical relevance, or that since we first raised requisitions on title it took three goes to prove the seller actually owns the property and his wife can't block the sale.

We'll explain things in plain English so you understand, including what needs to be paid when. We'll handle each stage and keep you fully informed so you know things are happening on time and on budget - from exchange of contracts through to completion and the handover of keys.

And when house-warming is history and you've settled in we'll still be on hand to support you and offer expert advice in the following:

  • Planning (applying and appealing against decisions)
  • Disputes with your neighbours
  • Leasehold Reform Act
